Why is it that some properties perform better than others?

One reason is effective "hands-on" property management.  We manage our client's properties with the same intensity and pride as if we owned them.

Tenant's no longer view leased space exclusively as a commodity.  A building's amenities and services are major factors for tenants looking to move their operations.   A keen awareness of this trend helps us to better understand and respond to the needs of tenants.

Our continuous effort to apply new technology to property management has also helped us retain tenants.  Many tasks and operations have been automated so that there is more time to spend with the tenants.

The computerization process has helped make it possible for us to more promptly and accurately report to our clients the properties monthly, quarterly, and annual operating results.

The annual business plan is another tool we use to improve the bottom line and create value.  We start each year with a new plan that is designed to maximize the income potential of the property.

We include an 11-year cash flow forecast which helps us to monitor long-term value creation. It also helps us to determine the impact that the current plan will have on the asset's value.
